positionsummary: seeking a solid commercial construction senior projectmanager to join our team.
this position will report to the directorof construction management and will oversee assigned land-basedprojects.
this person will oversee the entire construction phasesfor the assigned island project.
essential duties andresponsibilities: • manages negotiation contracts, subcontracts,change orders, and purchase orders.
• drives the decision makingand implementation for the construction project managementsoftware.
• holds external vendors / contractors responsible fordelays and cost overruns from the project schedule.
• leads royalcaribbean international's involvement in the community to buildstrategic relationships and to embrace local communities.
•creates, leads, fosters and enhances architect, contractor,subcontractor and vendor relations for multi-million-dollarprojects.
• directs and manages a broad range of activitiesassociated with pre-design, design, construction, pre-construction,and closeout.
• is ultimately responsible for the complete projectdelivery, on time, at the company's quality standards and onbudget.
in managing the delivery of projects, the sr. Managerconstruction aligns team objectives, business processes, vendormanagement strategies, and cross-group collaboration efforts withthe private destination project delivery strategy.
• develops andmaintains cost controls for specific programs, interprets andanalyzes reports to ensure adherence to project budget.
• managesthe quality assurance/quality control (qa/qc) program.
• generatesefforts to analyze risk and define schedule related issues,including analysis of long lead materials or equipment which mayimpact project schedule and forecast variance.
• responsible for,manages and develops a team of project managers.
• audits the riskevaluation, contract negotiations, fee, and pricing decisions forparticular programs.
• manages and overlooks change managementprocesses, by updating logs, routing source documents to vendors,obtaining pricing, developing estimates and proposals.
facilitatesdecision-making to drive solutions, schedules, and manage change asrequired.
• attend scheduled weekly progress meetings and otherinternal project/program meetings, and track progress and risks, asnecessary.
• responsible for construction document managementincluding submittal review, rfis, change orders, and invoicing.
•constructability reviews of civil, structural, electrical, andmechanical designs associated with the construction of newprojects.
• concurrently manages multiple projects including newdevelopments and capital improvement projects associated withinvestments.
• records and reports key construction metrics to teammembers and management.
qualifications, knowledge and skills: •bachelor's degree required; construction management, engineering,architecture or similar (preferred).
• 8 + years of experienceleading construction projects as a commercial project manager.
•experience with commercial projects (retail, restaurant,hospitality).
• ability and willingness to travel internationallyup to 50% of the time.
• strong interpersonal, communication,organizational skills, ability to self-direct, strong background inmission critical projects, engineering, controls, operationalrequirements, and an emphasis on project/construction management.
•demonstrate high standard of persona, accountability and integrity.mentor staff to the same high standards.
• proficient in ms office(word, excel), primavera p6, ms project, or similar projectmanagement software.
• pmp preferred we know there's a lot toconsider.
