• maintain daily/weekly task schedule based on personal estimates of completion and proactively conduct building facilities audits to identify and correct maintenance issues in a timely and efficient manner.
• monitor outside-service providers and contractors to ensure the quality of service being provided and that costs are as contracted.
• provide training in the proper methods to carry out maintenance assignments.
• inspect work to assure proper installation, maintenance, and repair of buildings and equipment.
• requisition and/or purchase supplies, materials, tools, machine parts, and other necessary equipment.
• prepare material and labor estimates to assure proper purchasing and distribution.
• coordinate and perform preventive maintenance tasks to minimize business interruption and ensure that systems and equipment meet or exceed their rated life span.
• ensure that buildings, systems, and equipment are maintained to standards for the company to meet all customer commitments and needs.
job specifications:
* high school diploma or g.e.d. equivalent
* three to four years of prior experience managing facilities for a residential or commercial building.
* must possess strong mathematics and computer skills.
* must possess the ability to read and write effectively.
* must be a strong communicator.
* requires a strong working knowledge of electrical panels and light carpentry.
* must have working knowledge of gas heating and ac (hvac) systems.
* must possess an excellent knowledge of basic hand tools including power saws, hammers, and drills.
* must be able to work from ladders as well as a scissors lift, forklift, etc.
* must be able to work a flexible schedule.
* must be able to communicate effectively with other members of the team and supervisor.
* must be available to work overtime and weekends as needed.
* bilingual (english - spanish).
