job summary
the facilities manager will oversee all aspects of maintenance, repair, and operational efficiency for our convenience stores, car washes, and select-service hotels. The role will involve managing routine and preventive maintenance, ensuring regulatory compliance, and leading a team of maintenance staff. The ideal candidate will have experience in facilities management for both retail and hospitality environments, with a strong focus on maintaining high standards of safety, cleanliness, and operational performance.
key responsibilities:
1. maintenance and operations:
manage and coordinate all maintenance activities across seven arco ampm locations, including convenience stores and conveyor car washes, as well as two select-service hotels.
conduct regular inspections of all properties to identify maintenance needs and schedule preventive maintenance to avoid disruptions in service.
oversee hvac, plumbing, electrical systems, and other essential equipment for smooth operation across all facilities.
2. team leadership and vendor management:
lead, train, and support the maintenance team to ensure timely and high-quality service across all locations.
manage relationships with external contractors, service providers, and suppliers to ensure cost-effective and timely completion of repairs and facility upgrades.
3. compliance and safety:
ensure all properties are compliant with local, state, and federal safety regulations, health codes, and environmental standards.
implement and maintain safety protocols, including regular safety inspections and staff training on emergency procedures.
ensure proper handling, storage, and disposal of hazardous materials, especially in relation to car wash operations.
4. energy management and sustainability:
monitor and manage energy usage at all locations to identify areas for cost savings and improved sustainability.
implement initiatives to reduce energy consumption and promote environmental best practices, particularly for the hotels and car washes.
5. budgeting and cost control:
develop and manage the facilities budget, ensuring cost-effective operations while maintaining high standards of maintenance and cleanliness.
track and manage spending on repairs, supplies, and contracted services to stay within budget constraints.
6. guest satisfaction and operational efficiency:
work closely with hotel management to address guest concerns regarding maintenance and facility issues in a timely manner.
ensure high standards of cleanliness.
qualifications:
proven experience in facilities management, preferably in both retail (convenience stores) and hospitality (select-service hotels) industries.
strong knowledge of building systems (hvac, plumbing, electrical), and car wash equipment.
familiarity with local, state, and federal safety and compliance regulations, including osha standards.
excellent problem-solving skills and ability to manage complex facilities issues across multiple locations.
strong leadership and team management skills.
proficiency in budget management and cost control.
ability to handle confidential information and maintain high standards of professionalism.
experience with computerized maintenance management systems (cmms) is a plus.
preferred skills:
experience managing conveyor car wash operations.
previous experience working with hotel maintenance systems and protocols.
certification in facilities management or a related field.
