- rigorously prospect for new business and follow up with leads in your pipeline on a daily basis from various lead sources.
- build rapport with sellers, listen, solve problems, overcome objections.
- manage leads and stay organized using our internal crm, follow up including adding leads, conversation notes, response times, and follow-up attempts into database.
- chase deals with fervor until they are either closed, dead or turned into qualified appointments.
- schedule appointments for listing specialists.
- accurately track and convey productivity and sales metrics to management.
- follow and master scripts used in lead generation and cultivation to deliver the team value proposition and handle objections.
- qualify leads to accurately convey motivation, competition, and financial specifics to real estate agents.
- track all key business activities.
- measure conversion ratios and meet performance benchmarks.
- set up an "ideal week" that blocks time for activities designed to reach goals.
- attend trainings.

*qualifications and skills*:
- advanced english (written and spoken).
- comfortable and productive spending 80-90% of their time on the phone.
- 3 to 5 years of prior phone sales experience (direct selling experience): car rentals, car sales, gym memberships, property and casualty insurance, financial planners, mortgage reps, door-to-door sales, and so forth.
- communicates effectively with peers, superiors, customers, and vendors in written and verbal form.
- skilled at communicating your team's value.
- ability to block out distractions and listen intently to the conversation that is occurring.

esta posición trabajará la mayor parte de su tiempo en la computadora y el teléfono haciendo llamadas en frío, atendiendo llamadas entrantes de ventas de bienes raíces y haciendo llamadas salientes de clientes potenciales.
necesitamos a alguien que sea capaz de convertir llamadas y clientes potenciales en citas calificadas y acuerdos cerrados para nuestros agentes.
nuestro ejecutivo debera tener una habilidad excepcional para superar obstáculos y cambiar un "no" por un "¡sí!.

*responsabilidades y actividades a realizar*:
- realizar una prospección rigurosa de nuevos negocios y un seguimiento diario de los clientes potenciales en su cartera de clientes.
- establecer una relación con los vendedores, escuchando y resolviendo problemas, asi como superando objeciones.
- administración de clientes potenciales y organizacion de los mismos, utilizando crm interno, este seguimiento incluye: agregar clientes potenciales, notas de conversación, tiempos de respuesta e intentos de seguimiento en la base de datos.
- perseguir tratos encarecidamente hasta que sean cerrados, finalizados o se conviertan en citas calificadas.
- programar citas para los especialistas listados.
- llamadas salientes, recepción de llamadas entrantes, comunicación por correo electrónico, llamadas en frío, coordinación y programación de oportunidades de venta de bienes raíces y gestión general del flujo de ventas a lo largo del ciclo.
