job responsibilities:
1. responsible for planning, directing, and overseeing building operations and services.
2. analyze utility bills and energy output, allocate office space to departments, purchase equipment, and maintain the appearance of the building.
3. ensure customer satisfaction with the leadership team by providing a seamless interface of the client real estate organization and facilities through leadership, responsiveness, and creativity.
4. recommend capital improvements and prepare operating budget reports.
5. prepare monthly operating budget & forecasts and complete monthly variance reports.
6. ensure all on-site work has an approved client purchase order in place before any work begins.
7. ensure all requisition – po – invoices are correlated, and payment processes are completed within specified time.
8. maintain the efficiency and good working conditions of the facilities.
9. supervise procurement and maintenance and upgrades of furniture, utilities, security systems, and signage for the overall facility.
10. allocate office space.
minimum requirements:
1. minimum of 3 years of experience as a facilities engineer.
2. knowledge in medium and low voltage electricity.
3. knowledge in hydraulics and pneumatics.
4. knowledge in hvac units.
5. experience working in an electronic environment is a plus.
6. english spoken and written, 70% minimum.
7. electrical substations operation and maintenance.
8. cooling water, humidity, legal compliance.
9. project management.
10. knowledge of civil works, construction, and esd flooring.
11. basic experience in safety procedures and preventive risks for facilities jobs.
12. basic experience working with external contractors, hiring, and supervising.
13. keep adequate maintenance records and reports for facilities equipment.
14. excellent problem-solving skills.
15. strong organizational and analytical skills.

17. strong drive on safety procedures.
18. basic knowledge of mexican regulations for electrical installations and construction requirements.
